    Final walkthrough & documentation

    We walk the room with you, hand over the moisture-reading log and photo record, and confirm the source repair is documented for your insurer.

Is a ceiling stain always an active leak?

No. Some stains are inert from an old, already-repaired event. Thermal imaging and moisture readings tell us within minutes whether it's active or historical.

Can you just paint over the stain?

If the cavity behind is proven dry and the source is confirmed repaired, a stain-blocking primer plus matched paint is enough. If moisture is still present, painting over it makes it worse.

Will you replace the entire ceiling or just the damaged part?

Only the affected area — cut cleanly at joist lines and blended into the surrounding finish. Full ceiling replacement is only done when the damage is extensive.

Do you fix the leak itself?

We coordinate with a plumber, roofer or HVAC contractor for the source repair, or work with yours. Our team handles all the drying, drywall and paint.

Can textured or popcorn ceilings be matched?

Yes. We match texture and paint so the repair blends into the existing finish. Note: older popcorn ceilings can contain asbestos — we test before opening if the home is old enough to warrant it.
